Mr. Boohaker tried to take advantage of the naivete of my young daughter when whe rented a room in his home. His ad was misleading, he had her sign a lease agreement, then refused to let her have a copy, then later lied about the existence of the lease, claiming it was a verbal agreement only. The day after she moved in, he raised the rent by $100, and demanded an addition up-front deposit, because her boyfriend was living with her. Had that been news to him I could have understood it. Landlords have a right to set prices based on occupancy. But he did know from the very beginning that he was renting the room to two people. The first e-mailed repsonse to his ad was titled “Couple looking for a room””
