After deciding to sell our home, we contacted Mike and Patti. Mike came over and talked with us, he convinced us to sign a contract with him as he had many sales in our community. We signed a contract with them which we thought was for 6 months but was in fact for 12months with a clause that if the home sold for a period of 6 months after the contract ends, we owe them commission. We realized after talking to another agent that Mike was not really totally above board with us . We contacted them about 6 months into the contract to ask about getting out of the contract because he had only shown the house three times when he first listed it. I received a nasty email from them saying we could break the contract but as the contract states we would owe them commission still. When he listed the house, Mike told us he would contact us every 60 days. we signed the contract on Aug.16, our first update was in Dec. when he said he showed the property 4 times. He called us for three showings and left no sign he had entered the home the forth showing. Our next update was in March when he told us he showed it 3 times. Never once did he call us to tell us he was showing it nor did he leave a business card or any sign of entering the property. We have not gotten any updates since March. My home was listed on Zillow in August but Mike tagged the listing as off market in November. When I asked them why it was shown as off market he told me that Zillow takes them down when they find out they are manufactured homes. I know that to be untrue as several homes around us are listed on Zillow. I can also see on the listing where the off market status was done by him. After talking with another agent, we discovered that a normal contract runs for 3 months in our community. The 6 months after contract expires clause is unheard of. We really feel as though we have been taken advantage of and hope this will keep others from being stuck in a contract they can’t get out of.
