Be careful and make sure to write your apartment # on your check or M.O. when paying rent or your rent will be applied to someone else”s account and you will receive a 3 Day Pay or Quit. Too many new faces, high turnover of staff in their leasing office. Also, make sure you get a receipt for paying rent. Even if it”s a copy of your rent check and have them sign and date it. You really do need proof that you paid or you will get screwed. They will not believe you that you paid, they assume EVERYONE is a liar, just like them.

Do not rent from udr, bad business after you move out. I co-signed on my daughter”s lease, she gave st. John”s plantation (aka. Udr) the proper advanced notice of termination (lease was due to be resigned anyway). The apt had flooded a couple of times during her residence there and they had to send someone out to clean it. When she moved out she had the same person/company clean the carpets – who said they looked the same as after the floods. Michelle @ st. John”s refused to do a walk through when keys were turned in. Two weeks later they sent my daughter a letter stating they had to replace all of the carpets due to stains (remember the flooding??) they gave her two weeks and turned over to ncs (national collection services) colletta scott at ncs is telling me that udr never gives up on collecting the money or is willing to work with you based on damages you may have done vs. Damages from flooding, etc. She also said that if a walk through was not done… I have nothing to go by. They also have not sent me a copy of the “collection letter” I requested over 3 weeks ago!! Oh yes, she also told me the account is collecting 18% interest until paid (even though it is currently in dispute). She also told me it does no good to contact udr because they turn the accounts over to ncs right away and that ncs has no actions to take to help you resolve a dispute!!! Ugh!!! Do not rent from this company… Apt”s look nice but you are sunk when you move out!!! My daughter even said the carpet cleaner would vouch for her since she was not able to get a walkthrough and did not take pictures.

Good morning, This is a message intended for the corporate office. I am a resident at Newport Village (building 4775 #3) and I am filing a complaint/possible law suit and will be bringing someone out to inspect the complex after experiencing the 3rd flood in my apartment but this time due to negligence. The electric room next to my apartment has been neglected and then flooded and caused black mold to develop in both the electric room and my closet. Had I not called emergency maintenance for something that should have been attended to months ago, my entire apartment would be flooded. Despite my efforts, I have now been exposed to black mold (I also have asthma but this extremely dangerous for anyone) and the process to completely redo the electric room and get rid of the mold has not been done. Please give me a call as I am extremely unhappy with this property and complex. Again, I have had 3 floods in my apartment since moving in less than a year ago and yet my rent has been raised. This is unacceptable and I will be taking legal action.

I am a resident of 20 Lambourne Road in Towson, Md and have observed some questionable practices with Pollard Towing Company and the Management of 20 Lambourne. This “luxury” apartment building in the heart of Towson serves any from doctors, lawyers, and educators to career oriented, goal seeking college students. I recently, July and August 2015, observed Pollard”s Towing Company entering a secured garage and prowling to seek vehicles for towing. I noticed on many occasions that this is done after the leasing office is closed so no complaint was made to have a vehicle towed. Upon signing the lease you are given a hang tag and a reserved spot with a number that only your registered vehicle should park in. But apparently Pollard Towing does have access to the garage however not the registered list and are towing cars that are not displaying the hang tag. It is apparent that many do not want to consistently ride around displaying their address while out in the general public, which is on the hang tag and often time may forget to display the tag, however do park in the assigned parking spot and that is indeed registered to them at the time of lease signing and paying a monthly fee for. Although many residents most of which are college students have complained of this practice to management but have been ignored and overlooked, which leaves one to suspect some type of kick back or fraudulent practice. These prowl no earlier than 8:45pm, which is once the office is closed and up the wee hours of the morning making it difficult at times to safely access the parking garage.

I am about done with Peridot Palms, St. Pete, Fl. First I was scammed out of 6 weeks FREE your website wasn”t updated. There have been multiple thefts, a shooting on campus, a security gate that I pay for that doesn”t work more than it works. Now if you are a multiple family household you need to purchase an extra fab $50. For the past 2 days maintenance has been working on the fire alarm bldg #3. I work from home. Without notice or warning, the very, very loud alarm sounds. I have had to cancel 2 meetings!!! This, by the way, is how I pay my rent. The treadmills in the gym do not work and need to be repaired. The hot tub is constantly out of propane. Are you kidding me!!! I am done! I will copy this email with a picture copy of my filthy air filter when I moved in which was never changed upon move in and pictures of the TRASH! that is everywhere throughout this campus. We are charged $33 per month for a useless valet service when UDR is charged $15. I am going to the press no doubt TODAY!!! Dianna Sorby Peridot Palms #3108 St Pete Florida 33702

I asked “many” questions before applying for the unit in rancho cucamonga. Now I was told the holding deposit refundable within the 72hours. When applying online, it came back with conditions. I had to pay one months rent for my deposit. So the rep did contact me. He sent me what items where needed before move in. Which was find but he placed in the paperwork that I had to pay their “regular” deposit plus one months rent. I didn”t understand and wasn”t willing. So I said I didn”t want to go through with it. Now please keep in mind that its wasn”t even 12hours how the [censored] isn”t my holding deposit refundable and might I add he said would you like to proceed with the process… Are you serious? This company has many complaints but I never believed that they do something as this. I applied at 3am @work, was contacted by 9:30a and cancelled at like 10 minutes after he contacted me so how is my holding fee non-refundable?? Wow you”ve been warned…

I have only been at this apt 6 months and from day one have been spoken to rudely, my apt complaints ignored for days if not weeks and phone calls are rarely returned. I was not getting enough air comming through my vents and when matainence came instead of opeaning them more, he closed them all the way! I felt very dizzy and called him back . He came in and refused to talk to me. He raised his voice and told me I had shut the vents! considering that I have multiple sclerosis and am in a whealchair, I was shocked! I called the manager of the bld. and he sided with the matinance man. becides the leaking dishwasher, the continuous falling of window screens, the toilet cloggong every week, the elevator not working for nearly a day and the garrage doors not shutting for nearly 2 weeks, which in that time a car was broken in to. Worse of all, I recieved an eviction notice ! A women who does not like me has told the staff that my dogs hae been pooping in the elevator! and the apt below claims barking and running around all the time. Its really too much to take. I cant afford to move.
United Dominion Realty Trust [UDR] Reviews & Complaints
I lived at Talisker of Addison, a UDR apartment, for two years from [protected] while saving to purchase my first home. When I asked to leave three months early out of my 2nd year lease because my house closed quickly, they said I had to pay all three months remaining or three months rent to break the lease. Does that make sense? No! Secondly, they have rats! Huge hamster sized rats! I had to put in multiple work orders to have the office come set traps. Third, there is asbestos in the walls. They make you sign a form when you move in and act like it is no big deal. Yet, you are supposed to contact them asap if you accidentally puncture the walls. Fourth, the plumbing is old and water comes out with lots of debris that creates black and red mold in the rusty iron tubs that they just spray white with paint before you move in. Tiles literally will start falling off the wall as well as towel racks. Fifth, the company UDR owns all of the connected apartments along with the new and fancy high risers across the street. They make you sign a contract that they only have to give you a months notice to tear down the apartment that you just signed a lease with! Yet you have to pay three months rent to break your lease! This is criminal. A few years ago, they actually vacated Talisker because they thought they were ready to knock it down. They displaced dozens of families only to decide they were not ready to demolish. So they filled it back up with more desperate and naive people like myself. They are using all these old apartments to finance the nicer high rise apartments, The Savoy and The Fiori, across the street. Lastly, I paid all three months while not even living there because I am an honest person. I cleaned the apartment multiple times and put in work orders for minor wear and tear. I even had the carpets cleaned, only to get final bill from them for over $200! They wanted to charge me for lightbulbs, carpet cleaning, and a dirty oven. I never even used my oven, and I had the carpets cleaned. This is all after they kept my deposit and pet deposit. The apartment literally looks better than when we moved in. I have only written positive reviews of businesses in the past, but I am tired of working hard and doing the right thing when big businesses with no heart rob customers blind. Avoid this place like the plague unless you like pet rats, mold, and to throw money away. Also, there are tenants who live 5-10 people in one unit, some that have auto-repair shops operating in the parking lot, and there are drunk people that throw beer bottles at your dogs at night and have sex in their cars. (I have a police report to prove it.) On a positive note, all of the staff is really nice except for the brainwashed manager who I”m sure makes more by following cooperate scams or what they call laws and policies. The UDR corporate billing office is also a problem. You must call them to make your final payment which are outrageous charges. They will not listen to you at all. I spoke with both an Amena and a Tina. Their office is in Colorado not Texas, yet they both thought they knew more about my apartment than I did. They both spoke disrespectfully to me and did not care to hear anything different from the paperwork that my apartment submitted. Tina actually insulted me, raised her voice, called me names, and then hung up on me. Amena had a kinder tone at first but then began acting almost as unprofessional and uncaring as Tina. P.S. – The pictures on the website are a lie. They must have been taken 20-30 years ago or after one of their fresh paint jobs. That is how they fix everything.

I moved into to the Ridgewood Apts in April of 2010 and I have been dealing with inaccurate calculations on my UDR account and toxic black mold issues. I had to followed up with the Department of Environmental Protection inspector to gain insight to resolve the toxic black mold issue in the apartment bedroom, the inspector stated the Ridgewood Leasing Office never returned his phones. If was in possible, for the Leasing Office higher management to follow up with the inspector, in order to move forward with resolving an unlivable hazard environment. This is very inconsiderate on the be half of the Ridgewood Leasing management. I have executed and communicated the proper processes (online service requests) and conversed with the Leasing Office staff several times to get this toxic black mold issues removed. And painting and/or covering up the toxic black mold is a workaround and not a permanent solution. There is still an strong unpleasant odor in the apartment. From the previous repair observations of the apartment, seems to be a consistent water leakage problems. The service maintenance reps are always providing a short term fix. The inspector did identified that the drywall in the bedroom still holding moisture where the water leakage occurred. Potentially, this will increase the growth of the toxic black mold within the bedroom drywall. The only action that took place was the service maintenance rep, cut a square hole in the upper part of the wall, which perplex me, due to the fact the toxic black mold was located in the lower part of wall and on top of the window pane. I did not appreciate the multiple online service requests being closed-out and the issues is present. The Community Director, Gifty Johnson, verbally stated that she was going to follow up with me to determine if: A) Transfer me into a different apartment B) Provide a permanent removal solution C) Compensate me for the health hazardness living environment Unfortunately, I have received negative treatment from the Leasing Office, I”m assuming the Leasing higher managers are responsible for taking care of tenants and providing solutions for any issues or problems in a timely manner. I received a hostile approach from the Community Director, couple of times conversing on the phone. The Community Director was irritated that I was requesting clarification on the options to resolve this critical issue. This unprofessionalism behavior from the Ridgewood/UDR management should not be acceptable nor appropriated within the business environment of managing an apartment complex company. Since I moved into this apartment complex has been edifice nightmare. I been tolerating ill treatment, and now living in a hazard environment and required to pay rent. At this point, the Ridgewood Leasing management needs to provide me with the option of breaking my lease, to be able to relocate to a healthy living environment, since I have not heard feedback. I have been patience and communicated effectively to at least receive an action plan, status follow up, recommendations or a dehumidifier (to pull the mold moisture from the air) from the Ridgewood/UDR management.

I recently left apartments owned by UDR. To say the least they are a piece of work. Everyone is so nasty and mean in the office, all the way to the directors level. Just because of what I went through a wll knowned family member will no longer invest in a company who treats there tennants like they did me. I paid my rent on time for three years!!! When I wanted to move out, it seemed they did not want to talk to me, didnt return my phone calls, answer my emails or accept my letters. I am so angry at this corporation and why the government still allows them to do business. I did not even have an inspection upon move out. I was told to pay 416.00 on top of 678. ( prorated rent ) for damages!! Those pictures are ridiculous. One of the reasons I left, because there was water damage on the ceiling in my bedroom and living room. I have already contacted the housing authority in Hampton, Richmond and I am headed to D. C. The other part is I cannot even get my rental history. I have asked for three weeks, it makes me think they are trying to alter documents. However, my lawyer will find out!! I am obsurd by this company and I am furious, because I am a Veteran and I did not get any sympathy from any director or anyone else. They are all the same. They will learn after this courtcase how important it is to treat your tennants. The manager at the apartment complex was the meanest lady I have ever scene. I am starting to think they are racists. I hate to say it but out of my 29 years of living this is ridiculous. If someone has some insight on UDR let me know I will help you too!! Thanks

I rented from this company and it was a living nightmare. They care nothing about you. All they care about is keeping a unit occupied. I wrote letter after letter, called the police on numerous occasion because of noisy tenants and I was told I needed proof that they were noisy. The tenants below and beside me slammed doors all hours of the night and played very loud music and the rental office did nothing. Very thin walls, you can hear your neighbors talk. They billed me for .09 cents after I always rounded my water bille UP to the next dollar. I finally asked to be let out of my lease. Then the kicker. They tried to charge me $100.00 for a satelite dish that was there when I moved in. They put my notice to vacate on the noisy neighbors door. They won”t respond to calls or emails. I went to the regional office in Alexandria after moving out and the satelite ordeal and the regional manager Scott Hobbs would not come out to speak to me. Jerome Best and his assistant Antoine at Dominion Lake Ridge are the worst. I thought I was the only person there with problems. I have spoken with neighbors and they are moving to due to poor customer service. One neighbor is being charged for water damage because the valve on the toilet broke overnight while she was sleeping and they said she dropped the back of the toilet top on it. The toilet top popped off due to the pressure when the valve broke. She had complaints about the same noisy neighbors as they would leave my building and go above her and make noise. And I needed proof. Don”t move there. Don”t rent from any of UDR properties!!! You will regret it.
